Is your slab ready for an overlay? Here's how we find out in Poinciana

Glossy gray flake-coated garage floor with scored sections, pale walls, and a white door.

When a slab is stained, worn or uneven, you usually don't have to tear it out. A decorative overlay is a thin new surface, like a micro-topping or knockdown texture, laid over concrete you'll still see. Self-leveling underlayment is a pourable layer that flattens the slab so new flooring can go on top.

Either one only holds when the slab underneath is sound, so that's the first thing I check, before we talk about finishes. If tile, vinyl or wood is going over the leveler, we plan the job around what that flooring needs from the slab too.

The price moves with the size of the area, how much repair and grinding the slab needs and the finish you choose. The schedule turns on that same prep, on any old flooring that has to come up and on whether your address needs a permit, which we check and take care of. Your on-site quote spells out the prep.

You can count on a straight answer about whether your slab is ready for an overlay, so call (863) 366-5021 and I'll come take a look.

Self-leveling and overlay options we lay

What we put down depends on what the slab will be. If you'll see the concrete, it gets a decorative overlay, and if flooring goes on top, it gets self-leveler.

  • Self-leveling under new flooring

A pourable layer that flattens the slab so tile, vinyl or wood sits even, and we plan it around what that flooring needs from the concrete.

  • Micro-topping and knockdown

A thin overlay troweled or sprayed over sound concrete to cover stains, wear and fading. Outdoor slabs around a pool are covered on our pool deck coatings and resurfacing page.

  • Stamped overlay

Textured to look like brick, stone, slate or wood plank, then colored and sealed, it's the premium way to dress up a slab you already have.

Why homeowners pick Landmark Epoxy Flooring of Poincianafor overlays on a sound slab

Working with us is plain and unhurried. You'll know what's wrong with the slab, what we'll do about it and why before anyone starts grinding.

  • I quote it and I'm on the job

I come out to look at the slab and write the estimate myself, and I'm there with our crew while the work gets done.

  • A straight answer on your slab

I'd rather tell you an overlay won't suit your slab than sell you one that lifts, so if the concrete has bigger problems, you'll hear it first.

  • Every prep step written down

Our quote lists every prep step your slab needs, so you can see exactly what's included and compare it line by line with anyone else's.

  • Licensed and insured, and we'll say how

We're licensed and insured. In Florida a certified license covers the whole state, while a registered one only covers the cities or counties where the contractor holds a certificate of competency.

  • Based in Poinciana since 2021

I started this business here in 2021, and most of our calls come from homeowners in Poinciana and the cities around it. Your satisfaction, guaranteed.

How a job runsfrom first call to walkthrough

You get one quote that spells out the prep, from the person who wrote it and works the job, so there's no guessing about what comes next.

  1. You call or send the form

Call (863) 366-5021 or use the form and tell us about the slab, and we'll set a time for me to come out and look at it.

  2. I look at the slab

I check whether the concrete is sound and ask how you use the space, then we talk through the overlay or leveler that fits and I write the quote.

  3. We sort out the permit

Before we start, we check which county or city office handles your address and take care of any permit the job calls for.

  4. We prep and lay it

Our crew cleans the slab, repairs cracks, grinds and primes it, then lays the overlay or self-leveler, with me on the job alongside them.

  5. We walk it together

When it's done I walk the floor with you so you can see the finished surface, and we leave your home clean when we pack up.

Questions we hear about overlays

Can an overlay fix my cracked or sinking concrete slab?

An overlay can fix stains, wear, fading and minor surface cracks, but not a slab that's sinking, heaving or crumbling, or one with deep cracks that are still moving. Those problems start below the surface and come back through the new layer, so the overlay fails. If that's what I find, I'll tell you instead of quoting you an overlay.

Why are some concrete overlay quotes in Poinciana cheaper than others?

Usually because the cheaper quote leaves out prep the slab needs, and skipped prep is why overlays fail early. Cleaning, crack repair, grinding and priming all take labor before the overlay goes down, so compare what each quote lists for prep, not just the total.

Can new flooring go right on top of a leveled slab?

Not always right away, because a slab can be dry enough for the self-leveler and still too damp for the flooring going on top. One maker's guide makes that point and notes that cracks, like joints, can carry up through the underlayment into the finished floor. We plan the leveling around what your new flooring needs from the slab.

Who handles permit questions for flooring work in Poinciana?

It depends on whether your address falls in Osceola County or Polk County, so confirm that first. Osceola County requires a building permit for structural improvements or regulated work that needs a licensed contractor, and its exemption for some single-family work is narrow. Polk County requires a construction permit for work that needs inspection, and Polk County's permit office in Bartow takes questions at (863) 534-6080, where you ask for a plans examiner. We check which office covers your address and handle any permit the job calls for.

How do I deal with old flooring glue before self-leveling?

Ask your contractor how they plan to handle it before work starts, because old cutback adhesive, an older kind of flooring glue, may contain asbestos and removing it mechanically can be hazardous. I look at any old glue at the estimate and tell you how we'd handle it, and our concrete floor stripping and removal page covers taking old floors up.

What is the best way to choose between an overlay and self-leveling concrete?

Start with what will be on top. If the concrete itself is the surface you'll walk on and see, you want a decorative overlay, and if tile, vinyl or wood is going down, you want self-leveler under it. From there, the overlay finish comes down to the look you're after.
